APPLICATION SITE
The application relates to the discharge of conditions relating to planning application R-2020/0270/FFM-Officer Report
The planning permission sought consent for engineering operations including widening of Eston Road, formation of new roundabout and internal access roads, works to enhance Holme Beck and associated hard and soft landscaping works and was approved conditionally on 12/08/2020
CONDITION DETAILS
The following information has been submitted for condition 8
8 No development shall commence until details of final finished levels and surface water drainage have been submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the approved details.
REASON: To ensure the development is supported by a suitably designed surface water disposal infrastructure scheme and to minimise the risk flooding in the locality.
REASON FOR PRE-COMMENCEMENT: The information is required prior to any works commencing on site as it relates to drainage details which are often the first works on site and relate to site preparation.
Detailed layout plans and drainage details submitted to the Local Planning Authority on 19/08/21and 25/10/21

The LLFA would offer no objection to the discharge of condition application. Please ensure that all documents are detailed as approved plans including the latest revision received 25th October 2021 detailing revised Grate Headwall and Handrail detail.
PLANNING CONSIDERATIONS
The submitted information has been considered by the Council’s highway engineers and the LLFA. Initially the LLFA made comment on the submitted details that resulted in the submission of revised plans relating to Grate Headwall and Handrail details. The revised information has been considered and as a result the LLFA have raised no objection to the discharge of the condition. Likewise the highway engineers have raised no objection to the submitted details from a highway safety point of view.
It is therefore considered that condition 8 can be discharged based on the information provided.
RECOMMENDATION
Taking into account the content of the report the recommendation is to discharge condition 8
